1. Land & Property Membership (Ownership & Leasing)
Designed for established tech, creative, and knowledge-based enterprises with active R&D, high value-added production, specialized human capital, and robust financial health. Applicants undergo a rigorous technical and financial evaluation via the IIID e-services portal (svc.techpark.ir).

• Ownership (Land Allocation): High-growth companies with a proven track record, specialized labs, and strong expansion potential can acquire land parcels ranging from 500 to 5,000 square meters to construct custom, state-of-the-art facilities.
• Ownership (Ready-Made Units): Independent, ready-to-occupy commercial units, developed in strategic partnership with the private sector, are available for immediate purchase by financially robust tech firms.
• Leasing: Ideal for scaling knowledge-based companies requiring flexible, cost-effective space without the need for independent buildings. Options include units in the Saraj Tech Center (50–120 sqm, max 3-year terms, optimized density of 1 person per 10 sqm) or leased spaces within larger member facilities.

2. Elite Technology Development Center (Incubator)
A dedicated launchpad for recent graduates and entrepreneurs possessing high-potential tech ideas but requiring foundational capital, mentorship, and infrastructural support to reach market readiness.

3. IIID Urban Branches (Innovation Factories)
Tailored for early-stage startups in Tehran seeking dynamic, synergistic environments with seamless public transit connectivity. Primary locations include the Azadi Innovation Factory and HiVE, offering plug-and-play environments for rapid prototyping and team building.

4. Global Diaspora Talent Hub
Recognizing the immense value of non-resident Iranian experts, the IIID offers a priority fast-track onboarding process. This includes expedited proposal evaluation, preferential access to Co-Working Spaces, leasing, land allocation, and comprehensive concierge services to facilitate a seamless return and integration into the national ecosystem.

5. Specialized Service Providers
A thriving ecosystem requires robust support networks. B2B service providers specializing in commercialization, management, education, R&D, and advanced laboratory or workshop services are encouraged to join the IIID network to serve its rapidly growing member base.
